Residential and Commercial Real Estate


Many clients require our help in the purchase and sale of residential and commercial real estate. Illinois requires that both Seller and Purchaser have legal representation in such real estate transactions.

The legal work involved in such purchase or sale agreements involve the following:

• Represent either buyer or seller in residential and/or commercial sales.
• Review real estate contract and work with attorney for buyer/seller.
• Order title search for the property.
• Examine title on the property, secure and review survey.
• Prepare and/or review deed for transfer of property for either seller or buyer.
• Prepare and/or review all other paperwork such as bill of sale, zoning certification, water certification, transaction taxes, property taxes, and closing statement for either buyer or seller.
• Prepare county, state, and local real estate transfer tax documents.
• Coordinate with title company time, date and location for closing.
• Represent client at closing; review and explain all important documents to be signed by buyer and seller.
• Transfer property into trust, joint tenancy, tenancy by the entirety, or other ownership as may be needed by the client for estate planning purposes.
• Provide any applicable real estate tax exemptions.
